Access Statement

Introduction

Our aim is to offer our guests comfortable and welcoming Bed & Breakfast in our lovely Edwardian family house. We have 3 bedrooms available for guests use. The following statement is a summary of what we provide. If you have any questions not covered by the Access Statement then please feel free to contact us and we will do our best to answer them.

Pre-Arrival

The nearest bus stop is 200 yards west of the house and serves buses travelling in both directions. There is an hourly bus service and times can be checked by telephoning the Traveline 0871 200 2233.

There is a train station 10 miles away in Workington to the west and serves the Carlisle/Barrow coastal route. The main West Coast route covering Euston/Glasgow/Edinburgh stops at Penrith and Carlisle. More information from www.thetrainline.com

Arrival & Car Parking Facilities

Orchard House and our neighbour share an ascending sloping drive. Turn left to drive along the front of the house and.cars can be parked here temporarily whilst luggage is unloaded. The car park is to the left of the house and whilst there are no marked parking bays there is ample room for 3 cars to be parked abreast.

Arrival time is any time after 4:30 pm.

On day of departure rooms to be vacated by 10 am

Our small B&B does not have a manned reception 24 hours a day and as we are often out during the day can we ask that our guests very kindly respect out wishes that they do not stay in their rooms during the day

Main Entrance & Reception

The double front doors are 3′ 8″ wide and are accessed via 8 stone steps approximately 7″ high. There is a metal hand rail to the right of the steps. The vestibule is 4′ 9″ wide by 2′ 9″ deep and the vestibule door is 3′ 3″ wide and is accessed via a 7″ stone step. On entry to our home there is a hallway with an Edwardian tiled floor and is in places uneven as befitting the age of the house. There are 7 steps to a half landing then a further 10 steps to the top of the stairs which leads onto the galleried landing. The staircase is 33″ at the narrowest part. The stairs are carpetted.

Dining Room & Lounge

Breakfast is served in the dining room on the ground floor. There are no steps. Furniture is not fixed and can be moved on request The wooden tables have legs on each corner. They have an underspace of a minimum of 2′ 0″ and vary in size, minimum of 36″ x 29.5″ The wooden chairs are armless.

Breakfast orders are discussed with guests upon arrival and cooked and served fresh for 8.30 am.

There is a very comfortable lounge for guests to use and this is carpetted and has a multi fuel stove.

Bedrooms

All bedrooms are in good, co-ordinating decorative order. The furniture is functional and there is ample hanging and storage space. The ceiling lights have energy saving bulbs and there is ample bed side or over the bed lighting for reading. All bedrooms have remote controlled televison and they have beverage making facilities.

Bedroom 1 is south facing, has curtains and a fully fitted carpet. The door width is 30″. This room has a king sized bed and in its present position there is 30″ clearance on one side and 17″ on the other. The bed is a “zip and link” bed, so can become a twin if prior notice is given. This bedroom has been re-furbished December 2007 The en-suite shower room is accessed via a sliding mirrored door with an opening of 25″. It is furnished with normal sized bathroom fitments.

Bedroom 2 is north facing, has curtains and a fully fitted carpet. The door width is 30″ . This room has a standard double bed and has a clearance of 19″ either side of the bed. The en-suite shower room is accessed via a sliding mirrored door with an opening of 25″. It is furnished with normal sized bathroom fitments.

Bedroom 3 is north facing, has curtains and a fully fitted carpet. The door width is 30″. This room has a standard double bed and has a clearance of 19″ either side of the bed. The en-suite bathroom is accessed via a 25″ wide door. The bath is 19.5″ high and 26″ wide x 57″ long (external measurements) and all the other bathroom fitments are of normal size.

Grounds and Gardens

Orchard House is set within 0.75 acres of garden and orchard. Residents are more than welcome to make use of the garden but should note that there are virtually no flat areas. Most of the garden is terraced with a variety of many steps and steep paths to negotiate. At the front of the house there are wooden seats available for guests use.

Additional Information

Orchard House and garden is a No Smoking Zone.

Dogs are welcome by prior arrangement but are not to be left in the bedrooms unattended and the usual doggy rules apply.

Mobile phone reception is generally good.

Wireless Internet is available for a small charge.

There is an information folder in the bedrooms listing emergency telephone numbers.
